Duct sealing is the process of finding and closing gaps, cracks, and disconnected sections in your home’s ductwork so that conditioned air actually reaches the rooms it’s supposed to reach. In Fulton County, where summers are long and humid and winters can swing cold fast, a leaky duct system makes your HVAC work harder than it should while delivering less comfort than you’re paying for.
If your system is running constantly but certain rooms stay stuffy in July or drafty in January, the ducts are often the reason. Air is escaping into your attic, crawlspace, or wall cavities before it ever reaches the vent. Sealing those leaks brings the air where it belongs and takes pressure off your equipment.
At Dynamic Heating and Air, we inspect the full duct system, seal leaks with the right materials for each situation, and make sure airflow is balanced before we leave. We’re a locally owned and operated company based in Atlanta, and we work in homes throughout Fulton County every week. We know the housing stock here, the crawlspace conditions, and the attic heat that makes unsealed ducts especially costly in Georgia.
Every job starts with upfront pricing. You know what the work costs before we touch anything.
Dynamic Heating and Air is locally owned and operated, based right here in Atlanta. We’re licensed and insured, and we work exclusively in the communities we know well. When you call our team, you’re talking to people who actually work in Fulton County, not a call center routing your request somewhere else.
We give you the price before any work begins. No surprises on the invoice, no upsells mid-job. For duct sealing specifically, that matters, because the scope of a duct repair can vary. You deserve to know what you’re agreeing to. That’s how we do business.
Duct problems rarely announce themselves all at once. They show up as small annoyances that get easier to ignore the longer they go on. Here’s what to pay attention to.
Rooms far from the furnace or air handler that never feel right. If the bedroom at the end of the hall is always too hot in summer or too cold in winter, and adjusting the thermostat doesn’t fix it, the duct run serving that room is likely losing air somewhere along the way. The system is producing conditioned air. It’s just not arriving.
Whistling or rattling when the system runs. A whistle usually means air is forcing its way through a gap or a joint that’s come loose. A rattle can mean a section of flex duct has slipped or a rigid run has separated at a connection. Both sounds are the duct telling you something is wrong.
Visible gaps or disconnected sections in the attic or crawlspace. If you’ve ever looked up in your attic or down in your crawlspace and seen a duct that’s pulled apart at a joint, or a flex duct that’s sagging and kinked, that’s conditioned air going directly into an unconditioned space. It’s a significant loss.
A dusty house combined with high utility bills. When ducts leak on the return side, they pull in unconditioned air, along with whatever dust and debris is in your attic or crawlspace. You’ll notice it on your surfaces and in your filters. And because the system is working harder to compensate, your bills climb. Both symptoms together are a strong sign the duct system needs attention.
We follow a straightforward process so nothing gets missed and you’re not left wondering what we actually did.
Duct inspection and leakage assessment. We start by walking the system, checking supply and return runs in the attic, crawlspace, and any accessible wall or floor cavities. We look at connections, joints, and the condition of the duct material itself. This tells us where air is escaping and how much of the system needs attention.
Sealing and reconnection of leaky runs. Depending on what we find, we seal gaps with mastic sealant or metal-backed tape, the materials that hold up in the heat and humidity Georgia throws at ductwork year after year. If a section has fully separated, we reconnect and secure it properly. We don’t patch over a problem that needs a real fix.
Insulation of ducts in unconditioned spaces. Ducts running through a hot attic or a cold crawlspace lose energy through the duct walls even when there are no gaps. We check the insulation on those runs and add or replace it where needed. A sealed duct that’s uninsulated is still losing a significant amount of what your system produces.
Airflow balancing. Once the sealing work is done, we check that air is reaching each part of the house the way it should. If certain rooms were starved before, we verify the improvement and make adjustments so the system is actually delivering what it’s designed to deliver. That’s how we leave a job.
Dynamic Heating and Air serves homeowners across a wide stretch of metro Atlanta and the surrounding communities. We work regularly in Marietta, Mableton, and Brookhaven, as well as further out in Douglasville, Fayetteville, Peachtree City, and College Park. If you’re in or near Fulton County, we’re already in your area.
The homes we work in vary a lot. Older ranch-style houses in some neighborhoods have original duct systems that were never well-sealed to begin with. Newer construction in other areas sometimes has flex duct that was installed quickly and has since shifted or kinked. Crawlspace homes across Georgia are especially prone to duct problems because of moisture, pests, and temperature swings that wear on connections over time. We’ve seen all of it.
If your air conditioning isn’t keeping up, it’s worth finding out whether the ducts are part of the problem before you assume the equipment is to blame. In some cases, sealed ducts make an older system perform well enough that replacement isn’t the next step. You can read more about what we look for on our AC repair service page, which covers how we diagnose system-wide performance issues.
When the equipment does need to be replaced, we handle that too. Our AC installation page explains how we size and install new systems for homes in this area.
